Description

Located in the eastern part of Tuscany, an area renowned for its charm and beauty, the old Mill of Giacinto is set deep within the upper Casentino and Teggina River Valley.  Completely surrounded by countryside and woodland, the mill is placed in a breathtakingly beautiful and romantic setting, in an area rich in history, art, culture and gastronomy, lying just outside a very old and historic village, in surroundings full of quaint farmhouses, old churches and medieval castles.

 

Near the famous monasteries of Camaldoli and La Verna and on the border with the National Forest Park of Casentino, the mill was originally built around end of the 18th or the beginning of the 19th century (the exact date is lost in time).  Built in the local materials of the time, stone and solid hardwood (chestnut) to serve the local needs, it flourished and prospered until, following the end of the last war (as was common with so many fine buildings of that time) it stopped working and fell into gradual disrepair.  A meticulous and painstaking restoration was undertaken from 1997 to 1999 to revive this beautiful building and to bring it back to it’s former glory.

Beautifully restored, the mill currently offers an interior tastefully and elegantly designed.  On the lower level, the main part  contains a large living area, uniquely built around four of the old millstones, a kitchen with refrigerator, stove and lava rock barbecue (as well as a large and antique marble sink).  On the upper floor (throughout which liberal use of the local solid chestnut wood has been made), there is a master bedroom, a bedroom with two single beds and a bathroom with shower.  Externally, two large paved verandas allow close contact with the natural surroundings, perfect for relaxation or sunbathing.   Here as well there is a large stone wood-burning oven, where you can make bread (or pizza’s if you prefer) just like they used to do in the past.   If however, you prefer a more modern approach, next to the oven is a fitted stone barbecue, where you can grill all of the Tuscan specialties and prepare those perfect ‘al fresco’ meals.   Currently, heating is provided by a wood-burning stove with forced-air ventilation, respecting the old traditions, whilst providing modern comfort.   However, plans are in hand to install a natural gas central heating system by November of this year.   The Mill is unique within the Casentino area, as well as many other parts of Tuscany, in that the owners rebuild the roof with stone shingles exactly as it was over 100 years ago. This tasteful and thoughtful architectural feature is an exclusive and prestigious part of the property as for over 50 years, no other local home in this area has been built using stone shingle roofs, making the Mill a locally unique piece of Tuscan architectural history.

The mill can be reached by foot from the small picturesque village of Raggiolo (about 300 meters away) or by car, using a gravel road that follows the Barbozzata creek which runs through the chestnut wood.  The village of Raggiolo, which is closed to vehicle traffic, is characterized by it’s beauty and tranquility.  Full of quaint cottages and cobbled thoroughfares, the village also provides a small grocery shop (sufficient for the daily necessities), a café and a restaurant which offers a wide range of the local specialties.  Exceptional privacy is guaranteed by the Mill’s natural setting, which also allows for the exclusive and independent use of a small park/meadow area nearby the river, the surrounding woods and a fascinating natural rock pool.

A beautiful and very interesting property, the Mill offers not only a private retreat and foothold in one of the most beautiful parts of Italy, but also is an excellent source of income, in that it has excellent rental potential when not in use by the owners. The owners have provided figures that show that the income produced yearly for the summer seasons (May to September) is around 33,000 euros.  This naturally can be supplemented and increased with winter holiday rentals.  Currently the owner has a maintenance and management contract with a local English speaking person (who lives in the village Raggiolo) and who is always available if any needs arises.  The management contract is for the upkeep and cleaning of the entire property, the building administration and utility payments and dealing with the arrivals and departures of the Mill’s guests and this contract can be renewed and continued if wanted.
