Description |
This very attractive and
traditional 3-bedroom stone-built detached house (it just wants the
stucco removing in order to fully reveal the beautiful stonework
underneath), with another independent small stone house has recently
come onto the market and is offer at a very attractive and reasonable
price. Located in an extremely convenient and prime position overlooking
the Secchia Valley, the property is handy for getting to either the
local township (it is within a few minutes easy walk from house to the
centre of the main township of Villa Minozzo, where all of the civic and
social amenities may be found, such as shops, supermarkets, restaurants,
bars etc), or for getting to the excellent skiing facilities that this
area is renowned for.
Entry to the main house is via a tarmac driveway and onto a private
forecourt, where there is ample parking. The front of the house has a
wide paved area, over the full width of which are vines, providing not
only excellent quality grapes (white, red and the sweet sultana grapes),
but superb shade, keeping the house cool during the hot summer months
with it's leafy canopy. A beautiful chestnut double panelled door leads
into an extremely large hallway (8ft x 18ft approximately). Paved in the
traditional Italian tiles of the period the bright hallway leads through
doors to either the kitchen (on the right) or the living room (on the
left). Both of these rooms share the same general characteristics, in
that they both show exposed beams (as does the rest of the main house
with the exclusion of the hallway and the upper landing) and they are
the same size (14ft x 14ft approx.) The kitchen is fitted and there is
provision to use either gas or a wood-burning stove. At the end of the
hallway and opposite to the stairs is the utility room. Approximately
8ft x 14ft, this room is plumbed for a washing machine and there is also
an outlet tap for a garden hose. The marble/granite staircase to the
upper floor leads onto an enormous landing area which in turn leads into
a large, fully fitted bathroom (with full-size bath and shower
attachment) and the three bedrooms. Two of the bedrooms are of
comparable side to the kitchen and the living room downstairs (also 14ft
x 14ft approx.), while the third bedroom (smaller in that it is
approximately 12ft x 6ft) is currently being used as a study. Leading
from the third bedroom, through twin glass doors is a small balcony
overlooking the beautiful scenery.
Throughout the house there is full double glazing and gas fired central
heating, with radiators in all rooms and with the exception of minor
upgrading and decoration to suit, the house is ready for immediate and
instant occupation.
Externally, the house sits on its own small and fully enclosed grounds,
with the prime garden area at the back and side of the house. Near to
the main house (approximately 30ft away) there is a small 'rustic' house
that forms part of the property. Originally, in a severely dilapidated
condition the Rustico has been fully renovated, with the addition of a
completely new roof, new wiring, plumbing, plastering etc. Finished off
and renovated apart from some minor internal work, this small Rustico
provides, via separate stairs, two bedrooms, a large living area, a
kitchen and a tiled bathroom and once completed would make an excellent
rental apartment or separate living accommodation.
Located in an area of exceptional natural beauty and deep in the heart
of the renowned 'Parco Giganti' (the National park of the Giant, so
called because the skyline formed by the mountain ridge separating this
part of Emilia Romagna with Tuscany looks like a giant man lying on his
back and looking up at the sky), the property is very conveniently
placed for either local activities or for those wishing to explore this
fascinating part of Italy. Centrally placed, the main cities of Reggio
Emilia, Parma, Modena and Bologna are only around an hour's drive away.
While for those looking to travel further afield, Milan, Florence and
even Venice are all within two to three hours drive away. Even the
golden beaches, off the Tuscany coast (Tuscany itself is only half an
hours drive away) are only around one and a half hours drive away. For
the winter enthusiast the ski resort of Febbio is only 15 minutes away,
while for those looking for greater variety, there are no fewer than 5
other ski facilities all within half an hours drive away (including the
famous Abetone ski resort which provides all year round facilities and
has over 200 kilometres of ski slopes, though this resort is around an
hours drive away). For the summer enthusiasts the area is exceptionally
rich in natural beauty, historical character and panoramic grandeur,
with all tastes, passions and sports being amply provided for, from
eating (this area is renowned for its exceptional cuisine and high
quality of food it produces) to mountain trekking and climbing, horse
riding, golf, swimming…the list is endless.
An exceptional opportunity, early viewing of this property is highly
recommended. |
