Description

A large property (in effect a smallholding), recently placed back onto the market and on offer at a very attractive and reasonable price. This very substantial property consisting of a large stone/brick farmhouse and an attached, very large stone-built barn, comes with 120,000 sq.mtrs (29.7 acres approx.) of rich fertile land. A productive working farm up until recently, it has been farmed in the local traditional manner for many years. However, although mainly arable, with some woodland, it would lend itself to a variety of crops. The locality and area is very productive and most crops can be grown without problems. However, there are no restrictions on the property and it could easily be used for a variety of businesses, such as guest house, Bed and Breakfast or other related businesses. Equally, it would make a superb county or family home, located as it is in an area of great beauty and with superb panoramic views.

The attractive part stone, part brick farmhouse is an excellent example of the traditional Italian method of extending and expanding a house. The primary level is made from the local honey-coloured stone of the area. Originally, (approximately the early 1900's) it would have been a typical farmhouse. However, around the mid 1960's it was decided to enlarge the house. This was done using the local red-bricks and by building the next levels on top of the original farmhouse. The resultant fusion of stone and brick is as seen and makes for an very attractive look. Internally, it is habitable -though in poor condition, requiring input in order to bring it up to modern standards.

The house and property is located in a small village, set off the main road, but allowing ease of access onto the road and from there to all other parts if wanted (the main city of Reggio Emilia is only around 35 minutes away). The large town of Carpineti is also nearby at only 5 kilometres away and here all of the main amenities may be found such as shops, banks, schools etc, as well as the very famous Carpineti castle of Matilda of Canossa and the Romanesque church of Saint Andrea. The property is also only a few kilometres away from the picturesque town of Castelnovo né Monti which has the magnificent Bismantova plateau as a backdrop and surrounded by the tranquil beauty of the Apennine mountains, making the ski resorts of Appenninia, Ospitaletto, Ventasso and Febbio only minutes away. The whole area boasts a rich diversity of flora and fauna and offers numerous facilities and attractions such as mountaineering, cycling, fishing, potholing, canoeing, horse riding to name but a few. Rich in historical character, beauty and architectural treasures, the location offers a powerful draw to both foreign and local tourists.
