The Borgo dei 5 Sensi (the village of the five senses) is a romantic residential complex of stones houses set in the Appennino Tuscan – Emilia mountains where landscape, history, art, culture and nature dominate this piece of paradise.  Its geographical position is strategically placed for easy access to countries abroad and for travelling around Italy.

 Situated a few meters from National Park of the Giant nature reserve (so called because the skyline formed by the mountain range separating Emilia Romagna with Tuscany looks like a giant man, lying on his back, eternally looking up), an area that has retained all of its natural beauty,  remaining untouched by tourism, pollution or the other ravages of modern life.  Renowned for it’s flora and fauna, the area abounds with natural woodlands and forests composed of mature oaks, majestic chestnuts, ash and other hardwood trees.  There is an abundance of wild fruits such as strawberries, blackberries, blueberries, raspberries, porcini mushrooms, chestnuts and walnuts.  For those who are looking to experience nature, the fauna is perhaps the most prolific and diverse in Europe, with wildlife such as deer, wild boar, foxes and badgers (there are even wolves and bears in the more remote mountain regions), all of whom can be observed in their natural and wild surroundings.

The objective of the Borgo is to create the perfect home, incorporating the traditions of the area (stone houses), modern thinking (energy saving concepts), the latest technology, security and comfort.

The Borgo dei 5 Sensi is composed of ten homes of different sizes, with personal gardens situated all situated in a private park complex.   Within the complex there is a luxurious well-being centre (Spa), a private facility offered only to the residents of the Borgo, including the option to book private and exclusive Spa sessions for couples desiring privacy and romance.  The internal ambience of the properties will be in keeping with the existing rustic traditions of the area enriched with an external experience of chestnut-wood pergolas (draped with grapevines and climbing roses) and stone walkways (bordered with fragrant herbs such as sage, lavender and rosemary), together providing and promoting an aura and feeling of serenity, luxury and well being.

All owners of a property will be have full use of the provided and well maintained open-air swimming pool which forms part of the complex and is located centrally in the landscaped grounds.  Also as part of the luxury and exclusive experience, provided is a private underground (and security manned) car park facility, a cellar (open exclusively to all residents)  where one can enjoy all the local specialities of the region -delicious Pecorini cheeses, both mild and sharp, and of course the world famous Parmigiano Reggiano (Parmesan) cheese, locally produced salami, Parma ham, Balsamic Vinegar, the traditional and locally produced Tortelli and Capelletti pasta, mixed roasts and delicious home made desserts and cakes and of course, wines such as the light and sparkling Lambrusco (fabulous and refreshing when served chilled on a hot summer’s day) and the Toscano, a locally made rich fruity red wine.  As well there is the use of a carefully tended vegetable garden providing organically grown vegetables, all of which can be freshly picked by the clients of the Borgo. 

Clients of the Borgo can also benefit from the extensive range of exclusive services provided by and within the complex, including an on-site full-time caretaker (who is on call and available 24 hours a day, 365 days a year, in order to carry out any necessary maintenance), a full-time gardener who will maintain the private and communal park gardens and an on-call qualified beautician who will be responsible for the running of the ‘well being centre’, (this service is available on request).   As well, the range of services on offer includes a babysitting service (staff for this service have all been carefully vetted, with full background checks, before being allowed to offer this service), cooking courses, organised walking and horse riding excursions, skiing, motor cross, 4x4 and quad bike courses, fishing excursions in the numerous lakes in the surrounding area, rock climbing at the Pietra di Bismantova (a Neolithic promontory, one of the 5 prominent plateaux mountains in the world), organised visits to the Matilda castles, all of which will be co-ordinated by a English speaking interpreter who will be available to facilitate and assist with the clients needs. 

Clients of the Borgo will find that their homes are always maintained to the highest standard, cleaned and aired, heated during the winter periods, and basic provisions provided on request prior to arrival, allowing your stay to be as stress free as possible.  The staff, if required, is also at your disposal during your stay, to assist with any problems that may arise and to help organise any trips or excursions that one may be interested in. 

The properties within the complex are all built to the highest standards, using first class materials, for example the supporting walls, high quality roof timber, stone façade, internal paving in terracotta or wood, internally, traditional lime and mortar plastering, and all sanitary ware, taps and fittings of the highest quality.  We also recognise that one of the more important and interesting aspect of the Borgo is that of comfort and well being, with simplicity and economic savings at the forefront.  In fact the homes of the Borgo require little maintenance with structures that are completely insulated, providing damp and mould free dwellings.  The maintenance and heating costs are 70% less than those of a traditional property and have been achieved through the use of an efficient and exceptional insulation package (K-WERT 0,18 Wmq k), which offers not on only superb insulation, but also provides extraordinary acoustic insulation (65 db).  For peace of mind, a structural guarantee of 30 years is provided for all properties within the Borgo. 

The Borgo dei 5 Sensi is easily reached from various airports, Pisa, Parma, Bologna and Firenze.  It is also ideally situated for those wishing to explore the area, accessing areas such as the seaside resort of Forte dei Marmi, the walled city of Lucca, the great lakes of Garda, Como and Maggiore, the wild coastline of the Adriatic sea and the small traditional seaside and coastal villages along the Tuscany Coast.
